                利嘉閣地產董事陳大偉指出，樓市近況低迷，在後市能見度極低的情況下，買家入市意欲疲弱，而且，縱然有意置業者亦會則採取極為保守態度，還價遠遠偏離業主開價，阻礙成交促成，最終導致二手大市交投一挫再挫。綜合利嘉閣地產分行數據所得，全港50個指標屋苑在過去一周（20 - 26/6）僅錄150宗二手買賣個案，較前周（13 - 19/6）的183宗再跌18%，創下近70周﹙即去年農曆新年以後﹚之新低紀錄；倘若再撇除農曆新年的特殊時段，一周成交量則創下近292周、即05年11月第3周以來的新低，數字明確反映二手市場疲弱的事實。<br />

按地區分析，九龍區指標屋苑交投表現最為差勁，該區20個指標屋苑上周只錄37宗買賣成交，較前周的68宗大減46%；除美孚新村、新都城及將軍澳中心外，其餘屋苑的一周成交量最多只得3宗，情景罕有。<br />

新界區方面，21個指標屋苑上周亦只有94宗買賣成交，較前周的97宗下跌3%，買賣交投向來暢旺的大埔中心、荃灣中心及麗城花園及錦繡花園的交投，下挫幅度最少達50%以上，跑輸大市。<br />
<br />
至於港島區，雖然成交量錄得輕微回升，但9個指標屋苑上周合共只有19宗買賣個案，數量仍與早前正常期比較最少有60%的差距，乏善足陳。<br />
<br />
另一方面，由於市道疲弱關係，上周共有8個屋苑未有錄得買賣成交，當中包括：城市花園、海逸豪園、將軍澳廣場、維港灣、帝柏海灣、柏景灣、盈翠半島及灝景灣。<br />

陳大偉指出，政府意圖復建居屋，詳細內容欠奉，準買家難以預測樓市動向，前景不明下準買家只願保守還價回應，買賣雙方耗時耗力在價錢上拉鋸，大市成交自然緩慢；由於買賣雙方遷就意欲不高，價格磨合速度甚滿，估計未來兩、三周內，大市交投將繼續在目前低位窄幅上落徘徊。<br />
